Earning the CLHMS Designation
There are three steps required to earn and use the CLHMS designation:

Certification - Once you have completed the training and become a member, you must verify that you are performing in the TOP 10% of your market.
- Membership in good standing with The Institute for Luxury Home Marketing and the National Association of REALTORS® (or other ICREA affiliated organization). First year membership dues are included in the cost of your CLHMS training. Annual dues for renewing members are only$195.
Performance Criteria for CLHMS Certification
To earn the CLHMS designation, you must demonstrate that you are selling in at least the top ten percent of your market, as defined by sales price.- You must verify that you acted as the LISTING AGENT on two (2) closed upper-tier* residential properties within a 12-month period. This 12-month period can occur anytime within two years (forward or backwards) of your training date.

- You must verify that you have closed four (4) upper-tier* properties where you acted as either the listing OR selling agent in 24 months. This 24 month period can occur anytime within three years (forward or backwards) of your training date.
* Upper- Tier: For the purposes of the designation, the upper-tier is defined as the price that defines the beginning of top 10% of your market, based on cnondo, co-op, and single-family home sales in the previous 12 months, or $500,000, whichever is HIGHER.
In no case may a property price below $500,000 be used to meet performance requirements, even if the prices that define the top 10% of your market are less than $500,000.
