What do Clients Say?

Dear Zana, Hinton, Kara and team, As I look back to just one year ago, it’s hard to believe that we just had a notion to look at new Atlanta luxury homes and now, we are completely moved and settled! Atlanta real estate agent. We’d like to express our gratitude for so many extra steps you took on our behalf throughout the process. Most of our friends told us that we would not be able to sell our home for months, if at all. Due to your suggestions for staging, professional photography from Hinton and the constant availability that you had as our agent, made this a relatively seamless process and accomplished within weeks! We also thank you for your engagement with prospective buyers and their representing agents. I think that the active role you take in understanding a home’s value and the ability to transfer that to a new prospect absolutely personalizes the process and makes it believable. Atlanta real estate agent. I’d also like to thank you for understanding what was important to both my husband and me in a new home. We always looked forward to viewing new properties with you and found ourselves with a couple viable options for taking advantage of a great market for buyers. Time with you was always productive, organized and in retrospect, I know that you are an expert in the Atlanta housing market. Atlanta real estate agent. Lastly, we greatly appreciate that you knew how to work with us. Buying and selling a home ranks right up there with the high stress components of life. Thanks for keeping a clear vision, clear and frequent communications and a prevailing sense of delivering on the deal. We wish you great and continued success. There are rare people you run across in life who demonstrate passion and performance in their work. We are so glad we found you! We are definitely home now. Atlanta real estate agent. Janis Harvey

After: Instead, 4 days later they had four offers in hand and a signed contract for $445,000 or $6,000 above the list price. The sale, for 101% of the list price, closed on May 1, 2009. What Made the Difference: Dillard and Company made it happen with their superior pricing strategies, professional support team and photography that made our house look like it should be featured in “Southern Living,” said Dan Sweiger.” Atlanta real estate agent. The Results: The Sweiger's success was so rapid, that other Lake Laurel neighbors with homes for sale took notice and asked to meet their agent. Atlanta real estate agent. Recommendation: "There’s a 100 month supply of homes on the market around here, so we were thinking we would be lucky just to sell the house at all – we never imagined selling it so quickly and for more than asking price. But, Dillard and Company made it happen with their superior pricing strategies, professional support team and photography that made our house look like it should be featured in “Southern Living,” said Dan Sweiger.” Atlanta real estate agent.

Zana and her team provided superior service with the last two real estate transactions that I made. I recently relocated from Cincinnati, Ohio to the Atlanta area and Zana was referred to me by a dear friend of mine. I had the pleasure of using Zana as both a selling and a listing agent within the last year. My experience with Zana far exceeded my expectations. Zana was professional, personable and enthusiastic at all times. I was provided with constant communication throughout the entire process of each real estate transaction. Zana was knowledgeable of the market and assisted me with obtaining the best deals available. She and her team also took it upon themselves to take care of many of the day-to-day issues that come up when buying or selling a home (e.g. meeting painters, hosting open houses, etc.). In closing, as detailed above, based on my experience with working with her and her team, I can unreservedly recommend Zana Dillard for any of your real estate transactions. Sincerely, Rich Hall

To Whom It May Concern: I interviewed four real estate agents for the sale of my home at 19 Brandon Ridge Drive in Atlanta. Zana was my second choice. I liked her proposal and everything she said. The only problem was that she suggested a price only slightly higher than the "neighborhood comps." She did suggest that I get the house inspected before putting it on the market but I decided that wasn't necessary. Zana's "too low" price turned out to be very realistic and I would have saved myself a lot of time and stress if I had followed her advice to have my house inspected before trying to sell it. I signed up with the first agent because he gave me a very logical explanation why I would get a price much higher than the neighborhood comps. I was surprised and disappointed when he put the house on the market before it had been cleaned at all. In the first three months, I lowered the price $20,000.00 and it still didn't sell. I had to remind him to take new pictures of the house after it had been cleaned and the shrubbery trimmed. When my original contract expired, I signed up with Zana and started over. We lowered the price so that it was closer to the comps. Zana created a beautiful booklet on the house and I soon had a buyer, who would not come up to my minimum. I had a second buyer who was in the correct range, so we proceeded to the inspection. The inspection found a number of problems that had not been apparent to me. I made those repairs at a cost of several thousand dollars and then the buyers backed out. I was angry and very discouraged. I then got a third offer that resulted in the sale of my home. Throughout this ordeal (my terminology), Zana helped me to better understand the total process of selling a home and that these difficulties really were just items to resolve. They were not representative of the war between good and evil. Zana stayed positive with me and helped me develop a more objective perspective on the negotiation process. As the sale neared, Zana performed an extraordinary amount of shuttle diplomacy between the two parties. At least in my perspective, Zana Dillard, was "right on" when she made her first presentation to me and she subsequently demonstrated that she has superior skills to negotiate the sale. I strongly recommend Zana to anyone who wishes to sell their home and I believe her skills will work equally well for the home buyer.

I am sending this correspondence in regards to one of your brokers, Zana Dillard. In fact, my intent is to have this letter serve as a letter of recommendation for future clients of Dillard and Company. My family and I have recently had the pleasure of working with Zana and her assistant, Kara Fendley, on the purchase of our new home. I might add that it was our very first time purchasing a home, as well. Before we contacted, Dillard and Company.we received numerous mailings with Zana’s information on it. We share a mutual acquaintance who helped us get on Zana’s mailing list. When we decided it was time to look for a home, we already knew who our realtor would be-we had the flyers everywhere! We contacted Zana and she immediately made arrangements to show us homes. In addition, she was available on the weekends, which was very important to us in that we work long hours during the week. During our entire home buying process, both Zana and Kara were respectful, patient, supportive, energetic, professional, and optimistic. Without their help, we would not have found the property we now call home and love. Their daily emails with updated listings were an excellent service, as were their numerous follow up calls and emails throughout the process. Their professional advice was greatly appreciated and prevented us from buying the wrong home for our family- several times. I am very pleased to be able to say that I am thankful for both Kara’s and Zana’s hard work and that they are an exceptional team of realtors who deliver outstanding customer service, and I will continue to recommend them to everyone I know looking to buy or sell property. I feel very fortunate to have been given the opportunity to work with them and will continue to do so in future transactions. Sincerely, Vicky Jaksic, proud client of Dillard and Company.
