To Whom It May Concern: I interviewed four real estate agents for the sale of my home at 19 Brandon Ridge Drive in Atlanta. Zana was my second choice. I liked her proposal and everything she said. The only problem was that she suggested a price only slightly higher than the "neighborhood comps." She did suggest that I get the house inspected before putting it on the market but I decided that wasn't necessary. Zana's "too low" price turned out to be very realistic and I would have saved myself a lot of time and stress if I had followed her advice to have my house inspected before trying to sell it. I signed up with the first agent because he gave me a very logical explanation why I would get a price much higher than the neighborhood comps. I was surprised and disappointed when he put the house on the market before it had been cleaned at all. In the first three months, I lowered the price $20,000.00 and it still didn't sell. I had to remind him to take new pictures of the house after it had been cleaned and the shrubbery trimmed. When my original contract expired, I signed up with Zana and started over. We lowered the price so that it was closer to the comps. Zana created a beautiful booklet on the house and I soon had a buyer, who would not come up to my minimum. I had a second buyer who was in the correct range, so we proceeded to the inspection. The inspection found a number of problems that had not been apparent to me. I made those repairs at a cost of several thousand dollars and then the buyers backed out. I was angry and very discouraged. I then got a third offer that resulted in the sale of my home. Throughout this ordeal (my terminology), Zana helped me to better understand the total process of selling a home and that these difficulties really were just items to resolve. They were not representative of the war between good and evil. Zana stayed positive with me and helped me develop a more objective perspective on the negotiation process. As the sale neared, Zana performed an extraordinary amount of shuttle diplomacy between the two parties. At least in my perspective, Zana Dillard, was "right on" when she made her first presentation to me and she subsequently demonstrated that she has superior skills to negotiate the sale. I strongly recommend Zana to anyone who wishes to sell their home and I believe her skills will work equally well for the home buyer.
