When my husband received an offer of employment in Austin, Texas, we decided to sell our current home and relocate. Laura Duggan was recommended to us by the real estate agent who was selling our current home. We spoke with Laura on the telephone and via e-mail, and she was able to give us a great deal of information about Austin and the surrounding area. The relocation packet she and West Austin Properties have developed is truly outstanding. When we made plans to visit Austin on a house-hunting trip, we were able to give Laura less than a week’s notice of our visit. In that short amount of time, she was able to identify over thirty properties which she believed met our needs, and she took the additional step of previewing each in person to further screen out those which might not be suitable. When we visited, she showed us only a few homes but we only needed to see the first on her list. We made an offer on it that day. Laura was available to us throughout our visit and was able to help us schedule and oversee inspections before we left. After we returned to New Mexico, she continued to handle the details of the purchase, including various repairs and maintenance, so that we could have a virtually worry-free move. We especially appreciated her prompt response to any of our question, whether we sent them to her via e-mail, voice mail, or on the telephone. Her staff at West Austin Properties was also consistently professional and helpful. We came back to Austin only one day before our closing, but, thanks to Laura’s hard work and expertise, the closing went smoothly and we were soon in our new home. We cannot recommend her highly enough. Sincerely, Danielle Plumer

If anyone deserves a letter of thanks from me it’s you. Laura, from the minute Jennifer and I got into your car at the Arboretum in February, a very clean car I might add, you have been a wonderful advocate and counselor. You were patient when patience was what we needed: we weren’t’ just buying a house, we needed a new state, an entire town; an elementary school; a church; a grocery store; a place for Jennifer to play tennis, me to run, John to play lacrosse, Gracie to row, and Tate to play baseball; a place near to our families in Dallas, but not Dallas. At that moment all we knew for sure, and we knew it the way you know you need a dentist--it hurt-- we needed to leave Connecticut. In addition to all that, we needed a house with room for two dogs on a street quiet enough and smooth enough that we could play roller hockey; we wanted a swimming pool; we wanted a house that had four bedrooms--all upstairs--and a kitchen Jennifer could roam around in. We wanted balconies and porches. Want. Want. Want. Want. What am I leaving out? Oh, yeah. We thought we wanted to pay cash and then we thought we didn’t want to pay cash so we needed a mortgage banker. You called Todd. We needed an inspector. You called Vick. (I just sent him a check. I included a little bonus. I told him to take Pat to eat and while they were eating to toast the GFCI model home on Berenson.) We needed a title company. You called the other Mona. Laura, what we needed was you and I am so glad that when we called Linda McMahon’s office in Dallas, asking them to recommend a real estate agent in Austin, they suggested you. For everything, thank you. Jeff Bowden

My apology for taking so long to find the time to provide a written “thank you!” for the superior service we received from your firm. The professional approach of you and your staff turned what could have been a very stressful financial situation for my wife and I into a relatively minor disruption. We moved to Austin on very short notice in the Spring of 1994. After viewing numerous homes with several other realtors, a good friend recommended your firm. After one brief meeting with my wife and I , you were able to show us a home that was perfect for our needs. As luck would have it, we found ourselves in a position to have to sell the home to allow a move to Dallas only 60 days after buying it. You and your team showed an unbelievable dedication to solving our problem. Within ninety days that home was sold, we were relocated to Dallas and our life was restored to normal. Not only was the home sold in a very time efficient manner, you were able to negotiate a sales price that nearly allowed us to recoup the acquisition costs we had incurred only several months prior to the sale. Obviously, the condition of the property when we bought as opposed to that when we sold was nearly identical. You were able to find a buyer willing to pay a higher price in spite of a leveling of the Austin market that occurred simultaneously with the timing of our need to sell. Again Laura, many thanks! Please feel free to use us as a reference any time. You can be assured of a glowing recommendation. Most Sincerely, Kevin Mabus

This letter is for the purpose of thanking you for the excellent work you did selling my house. As you know, my house had been on the market for six months prior to my listing it with you. Thanks to your marketing techniques and advice and your accurate pricing, the house sold in less than one week. I also appreciate the professional manner in which you handled the negotiation process. In addition, your choice of title companies, Land America Austin Title, was a good one because Austin Title was able to avoid certain document issues that could have caused problems or delays in closing the house. I would highly recommend you and West Austin Properties to anyone who is purchasing or selling a home. You are not only an intelligent woman who knows the real estate business thoroughly, you made the entire house selling experience as enjoyable as is possible because of your pleasant, friendly personality. I have very much enjoyed our association over the past few months and hope that we will maintain communications in the future, especially in light of our TCU connection! Yours truly, Alice Rutledge

I am 80 years old, and have owned and sold 5 homes in my life. Never have I enjoyed the services of better Realtors than Laura Duggan and Patrick Birdsong. Like so much in life, the timing of our meeting was perfect because this time I was alone as a widow. I needed far more than Realtors are expected to give. Laura and Patrick let me lean on them and stepped up to my needs with kindness, patience and know-how. They coached me with firmness, gave me hands-on help when needed and were intuitively tuned to my emotional states. They didn’t stop until they had sold my home and found me a smaller one perfectly suited to my new needs. I recommend them wholeheartedly. Margaret Browder
