Phillip Belenky and his team did an outstanding job from start to finish. He clearly knows the local markets and put together a winning strategy to get top dollar for the house. He perfectly read the market and we had it sold to very qualified buyers in a few days. We set (in my mind) a high asking price and got way over that. I was remote the whole time – and he and his team handled everything. When I originally started the process of selling the home, I felt like I had a big hill to climb. How much work should I do to the house? How will I manage the contractors being remote? When should I target putting it on the market? How much to ask? Should I “stage” the house? Who can I trust in the process? Luckily I was referred to Phillip. He (and his team) went and saw the house, did their research, and put together a complete strategy to not only get max price, but to make sure I (as the seller) had a simple, clean break from the house. He recommended many things to change/fix on the house to make it “move-in” ready. He got bids for the work, the staging, cleanup, move out and everything in between. It was a fairly large (in my mind) amount to invest but I trusted Phillip and got amazing results. 1) He got all the work done in 4 weeks (roof, paint, windows, carpet, lighting, fireplace, staging) – which was critical to getting the house on the market soon. 2) He managed the whole process and kept me informed of the progress. 3) The whole thing came in slightly under the estimate he gave me. 4) In the end – the improvements investment paid off at least 4x what I spent. AMAZING! One piece of advice I would give to future clients – trust Phillip and let him do his magic. He has great knowledge of the market, has great taste, knows what needs to be done, keeps you well informed and ultimately delivers way above expectations. Phillip and team were fun to work with and made the whole experience great! I highly recommend them.

We had the pleasure of working with Phillip and Billy on our recent home purchase.
