If you do not agree with any of these terms, you are prohibited from using or accessing this site. The materials contained in this website are protected by applicable copyright and trademark law.

Use License

Permission is granted to temporarily download one copy of the materials (information or software) on The Institute for Luxury Home Marketing's website for personal, non-commercial transitory viewing only. This is the grant of a license, not a transfer of title, and under this license you may not:

  • modify or copy the materials;
  • use the materials for any commercial purpose, or for any public display (commercial or non-commercial);
  • remove any copyright or other proprietary notations from the materials; or
  • transfer the materials to another person or "mirror" the materials on any other server.

This license shall automatically terminate if you violate any of these restrictions and may be terminated by The Institute at any time. Access to the "Members Only" section of this website, and other password protected pages is limited to active members who are current in their annual dues. Access to Online Training is limited to those who have purchased access for a limited time.

The Institute makes no warranties, expressed or implied, and hereby disclaims and negates all other warranties, including without limitation, implied warranties or conditions of merchantability, fitness for a particular purpose, or non-infringement of intellectual property or other violation of rights. Further, The Institute does not warrant or make any representations concerning the accuracy, likely results, or reliability of the use of the materials on its website or otherwise relating to such materials or on any sites linked to this site.


In no event shall The Institute or its suppliers be liable for any damages (including, without limitation, damages for loss of data or profit, or due to business interruption,) arising out of the use or inability to use the materials on The Institute 's website, even if The Institute or an authorized representative has been notified orally or in writing of the possibility of such damage. Because some jurisdictions do not allow limitations on implied warranties, or limitations of liability for consequential or incidental damages, these limitations may not apply to you.

Governing Law

Any claim relating to The Institute's website shall be governed by the laws of the State of Texas without regard to its conflict of law provisions.

Payment, Shipping, and Return Policies

Credit Card Charges

Your credit card will be charged when you place your order. If we are not able to fulfill your order for any reason, your credit card will be refunded.

Payment Security

You can shop The Institute's website with confidence. We have partnered with Stripe, a leading payment gateway, to offer safe and secure credit card transactions for our customers.

The Stripe Payment Gateway manages the complex routing of sensitive customer information through the credit card and electronic check processing networks. The company adheres to strict industry standards for payment processing, including:

  • 128-bit Secure Sockets Layer (SSL) technology for secure Internet Protocol (IP) transactions.
  • Industry leading encryption hardware and software methods and security protocols to protect customer information.
  • Compliance with the Payment Card Industry (PCI) Data Security Standard.

Your sensitive credit card and/or financial data is never stored on The Institute's servers. All such data is handled directly by Stripe, and is secured to the highest standards. For additional information regarding the privacy of your sensitive cardholder data, please read the (Stripe Privacy Policy).

We strive to ship all orders within one business day.

Domestic Shipping

There is no additional charge for shipping domestic product orders. The Institute partners with USPS, UPS, FedEx, and DHL to fulfill product orders, depending on the nature of the order and the destination.

International shipping

For international orders, the rate charged for the shipping of your order is based on the weight of your products and the destination. We will work with you to determine the best method of shipping.

Product Returns and Refunds

Unused products in new condition may be returned for a full refund within thirty (30) days of purchase. Returned products must be shipped to The Institute office and received within thirty (30) days of purchase to be eligible.

Annual Membership Dues

Dues payments are non-refundable and non-transferable. Accounts more than 30 days overdue may be subject to a $50 reinstatement fee. The fee is subject to change, and The Institute may from time to time waive the reinstatement fee at its sole discretion.

Training Policies

Luxury Live Training


Registration for Luxury Live training courses is done online (with a few exceptions, which will be identified on the training schedule). Walk-ins are only accepted on a space-available basis.

The Institute reserves the right to close Luxury Live training events when they reach room capacity and to honor the requests of hosts who wish to limit attendance to agents of their own firms.

Hosts may choose to have "private" sessions limited to their own agents or public sessions open to agents from all firms. Public sessions may have registration costs which vary based on whether agents are with the host firm or not. Hosts may also have early registration fees as well as regular and late registration fees. The registration fee is subject to change without notice at any time.

Marketing Directors and Branch/Sales managers may audit a training session sponsored by their firm for a materials fee. This fee is set by the host and may vary per event. The Institute requires a count and list of those auditing in advance of the course so that materials can be provided. Those auditing will be provided with handouts, however will not receive Institute membership.

Marketing Directors, Branch/Sales Managers, and assistants that are licensed real estate professionals may register at the full registration fee for the course to become Members of The Institute.

Auditing the Course

Current Members may audit the training on a space available basis. The host organization will set the fee for auditing. This will often include the cost of any meals provided. This fee is set by the host and may vary per event. Auditing a training does not extend an existing member's membership term.

Attendance Requirement

Agents who miss more than a total of 30 minutes of the training will not receive credit toward any applicable state continuing education or Institute Membership.

Agents who persist in using cell phones, email, or texting or who are otherwise not attentive or are disruptive will be asked to leave and will not receive credit for the training, nor will they receive a refund.

Refunds, Cancellations, and "No Shows"

Cancellations received at least fourteen (14) calendar days prior to the event are eligible for a full refund of the registration fees, less a $15.00 credit card surcharge.

Cancellations received from thirteen (13) calendar days to three (3) calendar days prior to the event are eligible for a 50% refund of the registration fees. The remaining 50% of the registration fees can be held as a credit towards another training.

Cancellations received fewer than three (3) calendar days prior to the event or "no shows" are not eligible for a refund, but 50% of the registration fees can be held as a credit towards another training.

In the event that The Institute cancels a training, it will fully refund all fees collected, or at the registrant's option, apply the credit to another Institute training.

Satisfaction Guarantee

If you successfully complete one of our training classes and aren't satisfied, tell us at the end of the program. You will receive a refund of the full registration amount within three (3) business days, no questions asked. Notification of dissatisfaction must be received in writing before 5:00 P.M. on the next business day following the completion of the training.

Online Training

Registration Eligibility

The Online Training is available to REALTORS®, their assistants, brokerage staff members, and to a select group of industry vendors (see below).

Registration, Access, and Completion

Registration and payment for the online training give the registrant permission to access the training and related materials for personal use. The training and related materials are copyright by The Institute. Materials may not be copied and shared with others. Any use other than personal use by the registrant is in violation of the copyright and will be prosecuted.

Registrants will have access to the Online Training Course for 180 days from the date of purchase. Registrants may exit and the re-enter the course at the point where they stopped. Registrants who do not complete the training and pass the final exam within the allotted 180 days will neither be granted Institute membership, nor will they receive credit toward the Certified Luxury Home Marketing Specialist™ (CLHMS) designation. In the event of such non-completion, an agent may opt to purchase the training again for another attempt. Successful course completion is defined as viewing/listening to all course visuals, audios, and videos and successfully passing the online exams. The passing grade for the final exam is 80% and registrants have two opportunities to pass the exam. The training is not successfully completed until the final exam is taken and passed. Upon successful completion of the training and exam, a registrant will become a member of The Institute and will be eligible to earn the CLHMS designation. The training completion date will become the membership date for renewal purposes.

Auditing the Training

A REALTOR® who has completed training and become an Institute Member may retake (audit) the Luxury Livestream Training or Luxury Live Training for a reduced fee (see training schedule for audit fee) as long as his or her membership is current. If an agent's membership has expired, he or she may renew at the current renewal rate and then register to retake the training for the current auditing fee.


Assistants may register for the Online Training. If they are licensed REALTORS®, assistants who complete the training will be members of The Institute. If they are not licensed, they will not be members.

Brokerage staff, vendors and Affiliate Membership

Unlicensed brokerage staff members and vendors – to include mortgage brokers, lenders, title company employees, insurance agents, and some other professionals who serve the luxury real estate agent – may be eligible to take the training; however, such vendors are not eligible for full Institute membership, will not receive member benefits, and may not earn the CLHMS™ designation. Instead, they will become affiliate members and will be noted as such in the membership directory. Brokerage staff and vendors should call to confirm eligibility for affiliate membership before registering for the training.

No CE or CRS credit for online training

The online training is not approved for continuing education credit or for credit toward The National Association of Realtors'® Certified Residential Specialist (CRS) designation.

Satisfaction Guarantee and Refund Policy

If you are not satisfied with the online training for any reason, simply let us know within fourteen (14) days – and before you complete the course and exam – for a full refund. Refund requests must be in writing and emailed to info@LuxuryHomeMarketing.com. There will be no refunds or credits after 14 days, or if you have completed the training and final exam.

Membership Policies


Membership is open to Realtors®, members of NAHB, and ICREA-affiliated sales agents worldwide. Affiliate Memberships are open to real estate professionals in related fields who are involved in the sales transaction. To become a Member of The Institute you must successfully complete the live or online luxury home marketing training.

Annual Membership Dues and Renewals

The cost of training typically includes dues for the initial Membership period. In most cases, this Membership period will be one year. Some franchise brand relationships provide for two years of initial Membership. Contact The Institute to see if your franchise has negotiated more than a one-year initial Membership.

Renewal payments are non-refundable and non-transferable. Current renewal fees are:

  • One Year Renewal for $275
  • Two Year Renewal for $495

Accounts more than 30 days overdue may be subject to a $50 reinstatement fee. This fee is subject to change and The Institute may from time to time waive the reinstatement charge or late fees at its sole discretion. A member's anniversary date is the date of completion of training and/or previous renewal. The renewal date is the last day of the agent's anniversary month. For instance, for an agent who trained anytime in January, the renewal date would be the last day of January the following year. In some instances, this date may change based on membership reinstatement.

Earning the Certified Luxury Home Marketing Specialist™ (CLHMS) designation

Completing training is the first step toward earning the Certified Luxury Home Marketing Specialist™ (CLHMS) designation. Performance requirements must also be met. Members must submit the CLHMS™ application and supporting documentation for review and approval. There is no cost for application submission. Once an application has been approved and the member notified that the designation has been awarded, the new CLHMS™ designee is authorized to use the CLHMS™ designation logo which is a registered trademark of The Institute. Logos come in various versions and may be downloaded from The Institute's website in the Member's Only section.

Cancellation of Membership and Withdrawal of Designation

The Institute reserves the right to cancel Membership or withdraw the designation from any member based on member violations of Institute policies, what The Institute perceives to be unethical or illegal actions on the part of a member, or simply at The Institute's sole discretion. Use of the CLHMS™ designation, GUILD™ recognition and/or CLHMS™ or GUILD™ logos when they have not been awarded is cause for Membership cancellation with no compensation. Non-Members who use the designation or any Institute logo are subject to prosecution under Federal and international trademark laws and may also be subject to action for violations of the REALTOR® Code of Ethics.

Designation, Trademarks, and Logos

Member™ of The Institute, CLHMS™ Designated Member, and GUILD™ Recognized Member are registered trademarks of The Institute for Luxury Home Marketing.

Only active Institute Members who are current with their dues and who have been awarded the designations or recognition may promote themselves in text or using the logos. Logos and trademarks may be used on promotional materials, business cards, websites, property brochures, etc. The trademark or logo should be clearly associated with the name of the active Institute Member. The standard practice is to list designations after the name of the individual, or individuals who have earned the designation.

You may never use Institute trademarks or logos in the following ways:

  • In, as, or as part of your own trademark.
  • To identify individuals who are not active Institute Members.
  • To cause confusion.
  • To suggest inaccurately that we sponsor, endorse, or are otherwise connected with your activities, products, or services.
  • To disparage The Institute or its Members.
  • In any other manner that The Institute finds offensive.

Agreement of Applicant

In registering for the training, and in consideration of joining The Institute, you understand and agree to the following:

1. You understand that you may become a Member™ of The Institute upon successful completion of The Institute's training. As a Member™ you cannot use the CLHMS™ designation, or the GUILD™ recognition, until it has been awarded to you by application approval and you, have been notified of being awarded in writing. Such misuse will be cause for termination of membership and possible legal action. You also understand that once you are awarded the CLHMS™ designation, or GUILD™ recognition, to continue to market or promote the trademark and logo you must maintain your Institute Membership by the payment of annual dues.

2. You irrevocably waive any claim or causal action of law or equity that you may have in the future against The Institute, officers, Members, employees, or other persons cooperating with The Institute either as a group or individuals, for any act or failure to act in conjunction with your Membership or the business of The Institute.

3. If admitted membership into The Institute, you agree to abide by the policies as they currently exist and as they may be amended in the future by The Institute, as well as such policies and procedures as The Institute may promulgate from time to time.

4. You hereby consent and agree to allow The Institute to contact me regarding membership matters via telephone, fax, email, and postal mail.

We reserve the right to make changes to our site, policies, and these Conditions of Use at any time. If any of these conditions shall be deemed invalid, void, or for any reason unenforceable, that condition shall be deemed severable and shall not affect the validity and enforceability of any remaining condition.
