My wife, Jodie and I recently did our due diligence in hiring the best Windsor real estate agent we could find. Peter Lucente came personally and highly recommended by one of the top home builders in Windsor and Essex County, which says a lot by itself. We still proceeded to interview several of the best real estate agents in Windsor, including Peter and ultimately selected him to sell our Shoreview Circle home. This was the best decision we could have made. Homes above a certain value in Windsor do not simply ‘sell themselves.’ We realized that we needed to find an outstanding local realtor with the experience, knowledge and outstanding skill set required to properly market and sell our home to a specifically targeted demographic/buyer. The dreaded and ubiquitous “let’s just list your home on MLS and pray” method that many real estate agents use for selling homes, simply does not work for homes over a certain value. There is a limited market for luxury homes in Windsor and the realtor has to fully understand that market and appeal to that exact demographic from A to Z. A good realtor also needs to understand what to say to a buyer and when to say, it along with having excellent communication and negotiation skills. Peter checks all of the boxes at the highest level for all of these pre-requisites. His professional and conscientious approach to real estate sales is the anti-thesis of the widely used ‘list on MLS and pray’ method. Peter took the time to study both the market and our home from all angles and understand the unique features of our home which would appeal to specifically targeted buyers. He effectively communicated his strategy and carefully planned approach to us at all stages of the marketing process. He made sure we clearly understood how and why this approach would work. I used to practice real estate law in Windsor and also owned a mortgage business, in addition to my ongoing criminal defence practice. Therefore, I understand how realtors should properly market, buy and sell properties as a result of my experience with same. Compared to other local realtors, Peter takes a very unique, conscientious and effective step by step approach to buying and selling homes: he understands what works and what does not work and he is simply a fantastic real estate agent. My wife and I have nothing but glowing accolades and superlatives to say regarding Peter’s real estate sales’ abilities. We found that Peter always had our best interests in mind and his actions demonstrated to us that worrying about his commission or whether he would be able to for example, double end a commission on our home etc. was probably the last thing on his mind. I could give many specific examples of Peter putting his clients first which was truly refreshing for my wife and I to experience firsthand. Addressing his clients’ needs and concerns is always top of mind and job number one for Peter. How many sales people in any field have you ever met where you can confidently state that the customer or client comes first? Did Peter sell our house? You bet ‘ya he did! We were pleasantly surprised at all the immediate interest in our home during the spring Covid-19 pandemic. The interest, enquiries and many showings of our home were a direct testament to the unique and carefully planned manner in which Peter effectively marketed and show cased our home. We had an offer right out of the gate, but the prospective buyer’s financing disappointingly fell through. Our home then sold within a couple of weeks with no conditions at a price we were very happy with. Were we surprised that Peter was able generate so much interest in our home and that it sold very quickly in the midst of the Covid-19 pandemic? Absolutely. However, in retrospect and knowing what we now know about Peter’s outstanding abilities as a realtor, we should not have been surprised at all.
