WE were looking to downsize from a large house to a condo. We contacted Stephanie who took us through the steps of finding the right place. She was diligent in showing us places and pointing out strengths and weaknesses of locations where we looked. We did ultimately purchase a waterfront condo after weighing the pros and cons of each place we reviewed. The place where we bought normally waives first 6 months of HOA's. She negotiated a waiver of one year's HOA payments. She also oversaw the inspection of the condo and pointed out some flaws that the inspector missed. In short she was spectacular for our needs.

We (Steve and Diane Tomaso) first met Stephanie Patrick about 3 years ago thru a Zillow listing that we were interested in looking at. That particular listing we were extremely interested in, even went thru the home inspection process. Stephanie was right there all along with the process for us. We decided that was not the "place for us". We were so impressed with Stephanie that we had arranged for her to sell our Nephews home in Edgewood, while she kept looking for places that fitted our needs. After about 9 months of looking for a places she found the place that checked all the boxes on our list and she negotiated with the seller broker and moved things along in a timely matter and at the price we needed! We also used Stephanie to sell our house in Milton Wa about a year later after we bought our new place. She is great!- Professional, motivated and has great knowledge of the whole process. Stephanie went above and beyond what we have experienced from other realtors. She gave us helpful tips on what to fix, update etc. When we were trying to decide if we should list our house last year, when it might have been difficult to get what we needed, she didn't pressure us to do it. In fact, she suggested we wait. When we did list it this year, it was on the market less than 48 hours and had 5 showings and 2 offers. She was with us every step of the way and even helped us arrange furniture for staging! She did an excellent job negotiating and keeping us informed the entire time. We met Stephanie after we contacted her at random on Zillow. We think we got lucky that we got her to be our realtor! The first time we met with her, we weren't seriously considering buying a house yet (I was still interviewing for a job in Tacoma, and came all the way from NJ), and just wanted to get a sense of what houses were like in the Tacoma-University Place area. We instantly liked her knowledge of the local housing market, and most specially her honesty. She always told us what seemed wrong or "off" about a house or location or the price. We never ever felt that she "pressured" us to buy a house that we thought weren't perfect for us. 6 months later, we came back to the area to take care of paperwork at my soon-to-be employer, and we again called her up to ask her to show us some homes. We must have seen 15 houses over those two days, but she was ever so patient with us, and always made us feel that she had time for us. Luckily, we found a house that was perfect for us, and a couple of weeks later, Stephanie again showed her expertise - this time in negotiating contracts. It went as smooth as it could possibly go. And it didn't end there! Since we were 2900 miles away, she volunteered to personally take care of the home inspection. Thanks to Stephanie, we now own a wonderful place in University Place that we can call home!
