11t10t22 My wife and I were in foreclosure and didn't know where to turn. We did not have the money to pay the mortgage let alone any late fees or lawyers fees that were getting added on to the bill each month pushing the bill higher and higher. We were being bombarded with phone calls from investors and companies that wanted to give us pennies on the dollar and it was not enough to even satisfy the amount the mortgage company wanted for us to satisfy them so we could walk away. We had no money to pay the monthly mortgage let alone go to the closing table with any additional money. All my friends were telling me that the house was going to go into foreclosure because you cannot sell a house that is in foreclosure. Wrong, wrong, and more wrong It/y cell phone rang one day and it was Stephanie's assistant calling to see if I would be willing to speak with Stephanie because she felt that she would be able to get our house sold and get us out from under this financial burden that was plaguing us. I figured that I had nothing to lose so I agreed to speak with her. Stephanie called me that night and we went over all of the details and I gave her the information that she needed to see if we could get out of this financial mess. She worked the numbers and the next day she came back to us with a net sheet giving us an estimate of what we would need to sell the house for, what it would take to pay off the bank, all of the additional charges and it even had some money left over that we would receive back after the sale. Stephanie called those who were offering us low numbers to purchase the house and let them know we were going to sell it at a fair price- a price they were not interested in paying. She went to work right away and found a buyer for the house who was willing to pay a fair price. Within about five weeks we dealt with the lawyers office speaking with them numerous times per week getting numbers together so we knew exactly what had to be paid at closing, including a HOA fee that we were assessed for $8,000.00 that we did not know aboutt Closing day could not come quickly enough for us. We went to the title company to sign our paperwork and when allthe debts were paid, we received a check for the difference for ourselves. I was extremely happy to have received the money, but I was resigned to the fact that if I just broke even and got out from under this burden that was alright also. I want to thank Stephanie for her hard work and perseverance in getting this accomplished for us. She is my Realtor for life and when the time comes I will be calling her to purchase my next home.

Stephanie Riley’s real estate career began New York State when she first became a licensed Realtor. She worked for ten years in New York State in the real estate industry and then moved to Florida.
ln 2005 she took a position with CB Richard Ellis, a global leader in commercial real estate.
