Recognized as the highest performing achievement in luxury markets around the world, the Million Dollar Guild® (GUILD) recognition assures high-net-worth-individuals that real estate professionals who have achieved GUILD status are remarkably knowledgeable, experienced, and have the unique skills necessary to meet and exceed expectations for today’s most discerning luxury buyers and sellers. Luxury real estate professionals achieve GUILD recognition after having completed the luxury home sales and marketing training, becoming an Institute Member, earning the Certified Luxury Home Marketing SpecialistTM designation, and have documented performance in the million dollar and above residential market.

Active Institute Members who hold the CLHMS designation are welcome to apply for Million Dollar Guild® recognition at no additional charge other than annual membership dues.
When applying for the CLHMS designation, GUILD recognition may be earned simultaneously if at least two of the three qualifying transactions have a sold price at or above one million dollars.

The GUILD sales performance requirements are two unique, closed, residential property transactions with a sale price at or above one million dollars within a 24-month period of each closed date.
Please note that if an agent was both the listing agent and buyer's agent for a single transaction, this property only qualifies as one unique property transaction for the purposes of the GUILD application.
All applications require supporting documentation for each qualified transaction. Supporting documentation must clearly state the following:
- Full Property Address
- Property Type or Description is residential
- Commissioned agent’s name
- Sold Price
- Closed Date
Support documentation options are:
- Full MLS Sold Report, or
- HUD Settlement Statement AND a Commission Disbursement Acknowledgement (CDA)
All submitted transactions must be closed residential properties, such as single-family homes, townhomes, condominiums, or cooperatives. Unimproved land, commercial properties, or multifamily properties do not qualify.
Members who earn GUILD recognition must renew their membership with The Institute annually to continue marketing and promoting their Institute membership, CLHMS designation, and GUILD recognition.
