There is no fee to apply for the Certified Luxury Home Marketing Specialist® (CLHMS) designation. However, applicants must be Members in good standing with The Institute for Luxury Home Marketing®.

Not a Member of The Institute?

THREE closed residential transactions in the TOP 10% of the market within a 24-month period of each other.

Please note: The CLHMS and Million Dollar Guild (GUILD) recognition can be earned simultaneously, if two of the qualifying transactions submitted with the CLHMS application close at or above $1,000,000 in sale price. Members may also apply for GUILD recognition any time after being awarded the CLHMS designation.

The luxury threshold for a market is determined by the sold price of the property that represents the minimum value of the TOP 10% of residential sales in a market (never less than $500,000).

A market by The Institute’s definition is the county in which the submitted transaction closed in. If submitted transactions close in different counties, then each transaction must meet their respective county's TOP 10%.

Applicants will need to submit a MLS sold report for each of the submitted transactions. If the transaction was not in MLS, a HUD settlement statement along with a commission disbursement statement is an acceptable substitution.

Supporting documentation must clearly state:

  • Full Property Address
  • Property Type/Description (must be residential)
  • Commissioned agent’s name
  • Side Represented (Seller-side or Buyer-side)
  • Sold Price
  • Closed Date

All transactions being submitted must be closed residential properties: single-family homes, townhome, condominium or cooperative. Unimproved land, commercial or multifamily properties will not be accepted.

Members who are awarded the CLHMS designation must renew their membership with The Institute for Luxury Home Marketing annually to continue marketing and promoting themselves as a CLHMS Designee.
