– Earn the CLHMS Designation –
The Certified Luxury Home Marketing Specialist™ (CLHMS) designation assures affluent buyers and sellers that real estate professionals have the knowledge, experience, and unique skills to meet their needs. Members of The Institute who hold the CLHMS designation have documented performance in the TOP 10% of their residential markets and have successfully demonstrated their expertise in the luxury home and estate market.

Any active Institute Member is welcome to apply for the CLHMS designation at no additional charge other than annual membership dues.
The CLHMS sales performance requirements are three unique, closed, residential property transactions in the TOP 10% of the market area within a 24-month period of each closed date.
The CLHMS designation and Million Dollar GUILD™ recognition may be earned simultaneously if at least two of the three qualifying transactions have a sold price at or above one million dollars. Members may also apply for GUILD recognition any time after being awarded the CLHMS designation.
Please note that if an agent was both the listing agent and buyer's agent for a single transaction, this property only qualifies as one unique property transaction for the purposes of the CLHMS application.
The luxury threshold for a market is determined by the sold price of a unique, residential property that represents the minimum value of the TOP 10% of residential sales in a market and is more than $500,000.
The Institute defines the U.S. market area by county. The county in which an individual transaction resides will drive the sold price requirement for that transaction. Canadian markets are defined by metropolitan area and vary by market. Please call 214.485.3000 for more details of your market area.
All applications require supporting documentation for each qualified transaction. Supporting documentation must clearly state the following:
- Full Property Address
- Property Type or Description is residential
- Commissioned agent’s name
- Sold Price
- Closed Date
Support documentation options are:
- Full MLS Sold Report, or
- HUD Settlement Statement AND a Commission Disbursement Acknowledgement (CDA)
All submitted transactions must be closed residential properties, such as single-family homes, townhomes, condominiums, or cooperatives. Unimproved land, commercial properties, or multifamily properties do not qualify.
Members who are earn the CLHMS designation must renew their membership with The Institute annually to continue marketing and promoting themselves as a CLHMS Designee.
